Anne Campbell is a land use analyst with over 30 years of professional land use experience. She is nationally accredited as a professional planner from the American Institute of Certified Planners (AICP).
Research and Analysis
As a member of Robinson+Cole’s Real Estate + Development Group, Anne prepares analyses of municipal land use ordinances and processes to help a client assess the best and most viable use of property. She performs due diligence research and analysis of municipal land use regulations for various development and redevelopment projects, and for the acquisition, leasing and financing of commercial, residential and mixed-use properties.
Land Use Applications
Anne is responsible for the preparation of applications for municipal zoning, subdivision, and inland wetlands approvals, as well as submissions to advisory agencies such as architectural review boards, conservation commissions, and historic district commissions. She prepares comprehensive zoning narratives which report project data, along with any findings and recommendations from the client’s design and traffic consultants. Prior to and during the municipal review process, she communicates regularly with clients, public officials, and interested parties to advance the client's goals and to build consensus. Anne assists clients on managing communication by and between project surveyors, engineers, architects, and environmental consultants. She reviews draft plans and reports by others to ensure the proposal complies with zoning, master plan and other applicable regulatory criteria, and the information presented to the public is clear and complete.
Anne has assisted a range of clients, such as private schools, non-profit organizations, developers, supermarket chains, and hospitals, with obtaining the municipal approvals necessary to achieve their development goals.
Her land use experience has included positions in both the public and private sectors. Prior to joining Robinson+Cole, Anne served as land use director for a prominent Greenwich law firm, where she secured complex zoning approvals for commercial developers, institutional clients such as hospitals, schools, and other nonprofit organizations, as well as homeowners with environmentally-sensitive sites. She has served as a municipal planner, and as the interim executive director of the City of Stamford Urban Redevelopment Commission in the completion of critical local planning and zoning approvals for the Gateway District urban renewal zone (UBS corporate headquarters). Anne has also worked as a development associate for a national residential Real Estate Investment Trust (REIT) and as a planner for a leading Stamford survey, engineering, and land planning firm.
