April F. Condon focuses her practice on commercial real estate law. April is a member of the firm's Real Estate + Development Group, and has vast experience handling real estate leasing, sales, and acquisitions.
Real Estate Leasing
April represents tenants, owners, and developers in connection with office, commercial, retail, and industrial leases throughout the United States. She has been involved in hundreds of national lease transactions, representing both landlords and tenants. She drafts and negotiates letters of intent, commercial leases and subleases, construction work letters, and all ancillary documents, such as lease amendments and non-disturbance agreements.
April helped a large international online travel service expand its presence across North America, by assisting it with opening 30 new offices in the United States and Canada. She has also assisted several national and international clients with leasing their corporate headquarters, such as aiding a consumer goods company with the lease of its 150,000-square-foot headquarters in New Jersey.
Sales and Acquisitions
April has extensive experience in structuring, negotiating, documenting, and closing complex and varied real estate transactions. She assists clients with the sale and purchase of commercial real estate. She drafts and negotiates purchase and sale agreements, and all closing documents. She conducts all required due diligence, including title review.
She has handled several complex, multi-million dollar transactions, such as the sale of a multi-building office complex in Stamford, Connecticut for $42 million; the sale of an office building in Greenwich, Connecticut for $34 million; the purchase of an oil terminal in Bridgeport, Connecticut for $21 million; and the purchase of an manufacturing facility in Florence, South Carolina for $8 million.
April represents developers in the acquisition and development of commercial real estate. She has been involved in several significant real estate development projects and joint ventures in Connecticut, including the development of a new public high school in Bridgeport and several housing redevelopment projects along the Connecticut shoreline. She drafted and negotiated the development agreements and joint venture agreements for these matters.
April’s real estate practice is comprehensive. She has represented numerous residential and commercial real estate owners in administrative appeals of local real estate tax assessments. She has drafted and negotiated various documents, such as title affidavits to clear title, easements, site access agreements, brokerage agreements, vendor agreements, license agreements, environmental indemnity agreements, due diligence checklists, notes, mortgages, releases, and letters of intent.
April regularly does pro bono work. She has represented Connecticut Legal Services, Inc., a non-profit legal aid organization that assists low income residents, for all of its real estate needs for the past 15 years.
