Chris Pitt concentrates his practice in local and national commercial and residential real estate matters, and he most frequently handles title and title insurance issues. He is a member of the firm’s Real Estate + Development Group.
Title and Title Insurance
Mr. Pitt examines abstracts of titles, leases, contracts, and other legal documents to determine land ownership and usage rights, and prepares comprehensive reports on his findings. He advises clients regarding title-related legal requirements, and assists with disputes over titles. He also provides advice regarding litigation and claims related to title insurance coverage.
Mr. Pitt has conducted extensive title research and prepared numerous in-depth reports for clients. He did so for a transportation authority which sought to acquire real estate rights to make station accessibility improvements and pursue renovations. He also advised and assisted a water authority on title issues related to its acquisition of property for a new water storage facility.
Mr. Pitt has appeared as an expert witness on Massachusetts real estate title law in the Massachusetts Trial Court. He is an issuing agent for most major title insurance companies. He has spoken on real estate topics for Massachusetts Continuing Legal Education since 1995, and he has regularly chaired a seminar on resolving complex real estate title issues.
Real Estate – Finance
Mr. Pitt handles real estate financings on behalf of lenders and borrowers. He drafts and negotiates mortgage loan documents, advises clients regarding mortgage laws and financing opportunities, and conducts all necessary due diligence. Mr. Pitt has assisted lender and developer clients with large-scale, complex, multi-million dollar loan transactions.
Real Estate - Development
Mr. Pitt regularly represents commercial and residential real estate developers, and he has broad experience in land use aspects of Massachusetts municipal law. He has acted as local counsel on a variety of development issues, including zoning, subdivision control, and construction permitting; multifamily housing; and condominium development. Mr. Pitt also represents real estate purchasers and sellers, and assists clients with lease negotiations.
Mr. Pitt is past president of the Real Estate Bar Association for Massachusetts, director emeritus of its Board of Directors, and co-chair of its Title Standards Committee. He has been selected to the Massachusetts Super Lawyers list in 2009, and from 2011 to 2017. He is a member of The Abstract Club, the membership of which has historically comprised the one hundred most prominent conveyancing attorneys within the Commonwealth of Massachusetts.
